About
I'm Konstantinos — originally from Greece, living and working in New York. I'm a real estate professional with a heavy finance background, and the combination of the two is what I find most interesting about this work. I came up through FP&A, financial consulting, and a private equity stint before moving into brokerage — so by the time I started advising on deals, I already had a sense of how they're evaluated on the other side.

Real estate was never far from my life. My grandfather worked his way up, found the right partners, and ended up developing properties — something I probably absorbed more than I knew growing up. Today I work as a Director at B6 Real Estate Advisors, focused on investment sales across Manhattan, Brooklyn, and Queens. Outside of that, I manage a portfolio of assets in Athens through Thornmere — my personal investment vehicle — and I'm actively looking at opportunities in New York and Buenos Aires. I love this game. The markets, the capital, the cities, and the people who move between them.

Director at B6 Real Estate Advisors, focused exclusively on investment sales across Manhattan, Brooklyn, and Queens. I cover office, multifamily, retail, and dev sites — including ground leases and joint venture structures.

Every assignment is underwritten from the ground up: asset-level cash flows, best-use scenario, feasibility analysis, and positioning strategy before anything goes to market.

Rather than listing an asset, I deconstruct the transaction — structuring the full capital stack and placing GP and LP equity alongside institutional and private capital. Each layer is capitalized strategically.

Provided consulting to the Government of Pakistan on the joint venture structure and redevelopment strategy for one of Manhattan's most significant sovereign-owned assets. The process ultimately led to a US–Pakistan agreement — facilitated by the GSA and US Special Envoy Steve Witkoff — to jointly redevelop the site into a tower of up to 1.8M sq ft. Submitted in competition with CBRE, Newmark, Morgan Stanley, and Citibank.

Where it started. I've been acquiring and managing assets in the south and southeast parts of Athens since 2016 — neighborhoods that are underbuilt, underpriced, and quietly improving.

The focus is heavy value-add: residential and mixed-use buildings that need repositioning, development sites with strong feasibility, and retail in locations with real foot traffic. I manage operations directly — construction financing, tenant strategy, and disposition planning included.

I broker investment sales here every day — which means I see the market from both sides. As an investor, I'm focused on a specific niche: 3,000–10,000 sf fully free-market mixed-use buildings with significant light and air.

The strategy is straightforward but operationally intensive — acquire the right asset, reconfigure the residential floors into individual bedrooms, and lease by the room. Higher NOI, same building. The neighborhoods I watch — Red Hook, Park Slope, Greenpoint, Carroll Gardens, Upper West Side — are the right fit: strong rental demand, quality tenants, and assets that hold their value.

Part personal, part thesis. My partner is from Buenos Aires, which gives me access to neighborhoods, networks, and a ground-level read on a market most foreign investors never get close to.

The macro case is compelling — Argentine real estate is structurally undervalued, and the city's architectural fabric is extraordinary. I'm specifically looking at neo-classical corner buildings and development sites in middle-to-upper class neighborhoods where the bones are strong and the upside is real.
